Cedar Bay Real Estate offers a cost effective listing program incorporating the latest internet marketing tools to attract the best buyers, along with a full range of traditional techniques to get your house sold.

Cost - 2 Percent Listing Broker Commission

  • The listing broker commission is 2.0 percent of the selling price.
  • The homeowner has the option of either offering or not offering a commission to the Selling (Cooperating) Broker as an incentive to show the property to prospective buyers.
  • As an example, the homeowner may choose to offer the Selling (Cooperating) Broker 3.0 percent, 2.5 percent, 2.0 percent, or nothing at all, relying on the buyer to negotiate their own commission directly with his or her Buyer's Agent.

How It Works

As an example, the Cedar Bay Listing Broker commission is 2.0 percent of the sale price.

If the homeowner chooses to offer the Selling Broker 3.0 percent, the total commission is 5.0 percent.

If the homeowner chooses to offer 2.5 percent to the Selling Broker, then the total commission is 4.5 percent, and so on.

If the homeowner chooses not to offer a commission to the Selling Broker, then the total commission the homeowner is responsible for is 2.0 percent of the sale price paid to Cedar Bay Real Estate. 

How You Save Money

At Cedar Bay, our business model minimizes the listing broker's portion of the commission and passes the savings along to the homeowner.
